A good real estate agent will not only help you find the right home, but will also help you get the best price and deal on a rental. Here are 9 questions that you should ask when viewing a rental property

1. Who is responsible for maintenance?
Does the property have an on-site maintenance team? Are they outsourced? Are you obliged to cover the expenses? This is one of the most important questions you can ask, as repairs can be pricey.

2. What is included?
Are water and elector included in the price? Is the internet part of the monthly rent?

3. What if I need to break the lease?
Make sure you’re aware of the penalties that come with breaking a lease, as some owners/landlords require a full month’s rent.

4. Is there a deposit?

Security deposits vary from one company to the other – some ask for a cash advance, and some accept a cheque. Both should be returned to you when leaving the home, provided that you have left it in good condition.

5. Who is the first point of contact?
 

Is there a call center? A receptionist? Who do you need to reach out to when you need additional information or have a question.

6. What can I do in the house?
Can you redecorate? Paint the walls? Put up shelves? This varies from one unit to the other, so make sure you have the proper say-so before you drill holes in the walls!

7. What about parking?

Do you have a dedicated parking spot? Do you need more than one? Is there an additional charge related to this?

8. How old are the appliances?
If you’re moving to a furnished or semi-furnished unit, this will include appliances. Double check that they are in good working condition, and that they are not old. Plus, make sure you know who is responsible for repairs should the appliances need repairs or replacing.

9. Is it pet friendly?

For those who have pets, this is one of the most important questions that need to be asked! Make sure the contract says that pets are allowed, so that the rules are clear.
